June 19, 20168 yr Gensler unveils skyscraper design for site of Calatrava's ill-fated Chicago Spire... "The aim of the design was not just to pen a very tall tower, but to explore the untapped mixed-use possibilities of the prominent site. Gensler Principal and Chicago office Design Director Brian Vitale explains, "Our solution was to create an anti-tower, one that was not designed purely as an object to look at but rather one that is engaging at different scales to the entire city, one that would welcome newcomers as it simultaneously embraces locals." While Mr. Calatrava’s Spire was condominium only, the mixed-use concept presented by Gensler not only opens the space up for the enjoyment of more people, it can also be far more financially lucrative. This trend is already seen in New York’s Empire State Building which today brings in more revenue from its observatory than all of its commercial tenants combined. According to Magellan Development’s National Marketing Director Jim Losik, no less than 110 of the Vista’s 406 condominiums are now under contract. The recent news comes on the back of last month’s report by a Hong Kong-based new outlet that roughly $200 million worth of real estate in the Studio Gang-designed supertall sold since March. While the latest figure includes an undisclosed number of the Vista’s full-floor "Sky Residences" which occupy floors 71 through 91 and start at $9 million, there’s been no official word if the tower’s $17.4 million two-level penthouse has secured a purchaser. The Windy City continues to enjoy a record level of foreign investment and the Vista project has acted as nothing short of a lightning rod for overseas buyers — drawing clients from places such as mainland China and Hong Kong. In addition to world-class residential amenities, a 191-key Wanda-branded luxury hotel with occupy the tower’s lowest 12 floors. Dalian Wanda Group, China’s largest real estate developer, has partnered with Chicago-based Magellan Development on the estimated $1 billion project. Though a four-year construction timeline was previously quoted, the Tribune article puts the expected delivery date of the 1,186-foot-tall Lakeshore East skyscraper at late 2019. Wolf Point East, the second high-rise coming to the $1 billion mega-development at the confluence of the north and south branches the Chicago River near the Merchandise Mart, will rise 66 stories and include 707 luxury apartments when it opens in 2019, one of its developers announced Thursday. The announcement follows the opening of Wolf Point West, a 46-story apartment tower that opened in January. Construction of the new tower is expected to begin in early 2017. “We are extremely excited about the opportunity once again build in such a great city,” Mike Stotz, president of the AFL-CIO Investment Trust Corporation, one of the Wolf Point project's developers, said in a statement. "Wolf Point East will not only be another beautiful addition to Chicago’s skyline, but it shows what can be done when labor invests in itself.”
